This calculator assists developers in projecting SDC costs for a potential project.

Tip: The form will not calculate without a chosen location – Pleasant Valley, Springwater, or City – because charges vary in these three areas.

Parks reset section

Pre-development dwelling units are the number of existing units, or recently demolished units, on the site. Post-development dwelling units are the number of units that will be on the site following development, including any dwelling units now on the site not proposed for demolition. Parks SDCs only apply to residential uses.

Impervious area is all permanent area on a site where rainfall or water cannot soak into the ground. This includes roofs, driveways, patios and walkways. It does not include areas in the public right-of-way, such as sidewalks. The average single family dwelling has about 2,500 square feet of impervious area.

Existing water meters 

Include all water meters on the site, including any meters recently removed. If the existing meter is a 5/8", use ¾".

Proposed water meters

Include all water meters that will be located on the site before and after the proposed development. SDCs are not charged for fire meters and only the water SDC is charged for irrigation meters. Single family homes generally have a ¾” meter. If you know the types and quantities of fixtures (sinks, washing machines, etc), you may determine meter size by using the water meter sizing chart.

 

If a site is in the Rockwood Water People’s Utility District, RWPUD will charge its water SDC for new meters, and Gresham will charge the wastewater SDC based on Rockwood meter sizes. Visit RWPUD for SDC rates and contact information.

  • If you are unsure how to categorize your use, review the definitions in the transportation SDC resolution.
  • Uses that do not fit into any category, including food and beverage establishments without a drive-through, are charged using the Retail and Services.
  • A 25% discount is given for all uses located in the Civic, Downtown and Rockwood Plan Districts.
